Some important notes:
UV0 is used for texturing and extends beyond 0-1, often much further, and overlaps. To avoid any potential problems with lightmappers UV1 was unwrapped within 0-1 at 5.12 td. If you use an automatic unwrap or lightmap packer, especially in UE4, you should use UV1 as the source.
The included Unity package uses a custom shader graph to work better with the textures, specifically for the unpacked roughness maps. While the shader is extremely simple it was created using the 2021 beta and may not work with older versions or other renderers. Just ask if you need a conversion or want the textures to be packed for standard Unity shaders, I'll be happy to help.
